How we trace a leak

We start where the water shows and work uphill. In the roof cavity, staining on timber marks the path back to the entry point. On top, we inspect the suspects in order of likelihood: flashings around penetrations, rusted screws and their perished washers, cracked or slipped tiles, blocked valleys, and the mortar joints on ridges. When rain will not cooperate, a controlled hose test reproduces the leak on our schedule instead of the weather's.

The fix is sized to the finding. A perished flashing gets remade, a corroded valley gets replaced, a slipped tile gets reset. What you will not get from us is a quote to recoat the entire roof because one screw rusted out. If the tracing does reveal a roof-wide problem, the honest conversation is about restoration, and we will show you the photos that led us there.

Everything we find goes into a written record with photos of the entry point, the water path and the completed repair. When a storm caused the damage, that document is exactly the evidence an insurance assessor wants attached to the claim, and preparing it costs you nothing extra.
