What a restoration involves

Every roof gets assessed before anything else, because coating a broken roof just paints the problem. Then the sequence runs: high-pressure wash to strip moss, lichen and chalked surface; repairs to whatever the wash exposes; then the finish coats.

On tile roofs the repair stage means replacing cracked tiles, rebedding ridge capping whose mortar has crumbled, and repointing with flexible compound that moves with the roof instead of cracking like the old cement did.

On metal roofs it means swapping rusted fasteners, treating surface rust before it goes through, resealing flashings and screw lines, then applying coats made for roof steel.

The recoat itself brings the colour back and puts a sacrificial surface between the weather and your roof material. Done at the right time it resets the clock; left too late, the same money buys you nothing but a better looking failure, which is why our assessment sometimes ends with us recommending you do not restore yet.

Timing the work

Spring is when the region books out, because everyone meets their roof again after the first big storm. The smart window is before that rush. Coatings also cure best in the drier months, so winter into early spring suits both the chemistry and the calendar.

Same roof, new colour

A recoat is the one moment a colour change costs nothing extra, since the membrane is going on regardless. Plenty of owners use a restoration to retire a nineties terracotta or a faded mission brown and bring the roof in line with a repainted house.
